Brief

This project was unique, because the client had a larger outdoor space to utilize and was open to design ideas to improve the overall look and feel of the completed project.

The number one priority for the client was to create more space. In order to achieve we removed all the internal walls, staircase, flooring and external walls along two sides of the building. The we used a unique steel structure, constructed a large ground floor extension with a two-storey side extension. This added a huge footprint to the property with an open plan kitchen and living space.

The stairs were designed and ordered by our specialized partners. By repositioning them they have the benefit of not only subtlety divide the open plan into its different uses, but retains the feeling of space and view. The stairs are open tread with glass balustrade continuing up to the first floor landing.

The landing has supplied and fitted Velux windows, which cascade down into the staircase creating additional light and the feeling of space. It is a great solution to add a large structure to a project without obstructing the overall affect you are trying to create.

A new insulated floor slab was laid to provide the base for wet underfloor heating throughout the ground floor with engineered oak flooring, which was also supplied and fitted. This underfloor heating can be regulated through a smart phone or tablet. The new LED lighting compliments a huge amount of natural light provided by the large paneled glazing units and corner bi-folding doors.

The property also underwent an interior design consultation prior to completion to advise on how best to furnish the property to maximize its impact.
